Our team of Chartered Surveyors have had years of previous experience of carrying out bank valuations, so they know the sort of things that mortgage lenders are wary of.

In other words, they understand the issues that might prevent future purchasers from getting a mortgage on that property. And if a property isn't mortgageable, your property might only be available to cash buyers when you decide to move on.

You might think any such issues would have been picked up when your mortgage was granted - but your lender may have used an automatic valuation model (AVM) or a 'desktop' valuation (and these are very common now). In many cases no inspection of the property is undertaken. Things may be different when your future buyers apply for their mortgage, and you could end up stuck in a house that's difficult to sell.
